Who we are

MoTheBroker.com (the “Site”) is an educational research website about Orange County, California, housing and homeownership, published by Mo Abdel (“we”, “us”).

The Site does not offer, arrange or originate loans, does not act as a mortgage or real-estate broker, does not accept loan applications or service inquiries, and does not make referrals. Some older articles show mortgage credentials that relate to past activity; they do not mean that any service is offered through the Site.

Information we collect

  • Request data handled by our hosting provider. When you load a page, our hosting provider, Vercel Inc., processes standard request information to deliver and secure the Site, such as your IP address, browser and device type, the page requested, the referring page, and the date and time.
  • Optional analytics, only if you select “Allow analytics.” We then load Google Analytics 4 and Vercel Web Analytics to understand how pages are used: pages viewed, how you arrived, device and browser details, and approximate location derived from your IP address. Google Analytics sets the _ga and _ga_P8RJLQYRVE cookies. Google signals, advertising features and ad personalization are turned off. If you select “Decline,” or make no choice, neither tool is loaded.
  • Settings stored on your device. Your analytics choice (cookie_consent) and, if you use the accessibility tool, your display settings (a11y-prefs) are saved in your browser’s local storage. They stay on your device.
  • Information you send us. If you contact us, we receive the contact details and anything you choose to include.

The Site has no forms or accounts and does not ask for loan, financial, credit, employment or government-ID information. Please do not send us such information.

How we use information

  • To operate, secure and troubleshoot the Site.
  • To understand how the Site is used, only if you allowed analytics.
  • To respond to your messages and privacy requests.
  • To comply with law.

Sharing, sale and advertising

  • We do not sell personal information.
  • We do not share personal information for cross-context behavioral advertising, and the Site does not use advertising or remarketing tags, including the Meta (Facebook) Pixel or Google Ads tracking.
  • We disclose information only to service providers that run the Site for us (Vercel for hosting and, if you allow analytics, Vercel Web Analytics and Google Analytics), or when required by law or to protect the Site and its users.
  • The Site treats a Global Privacy Control (GPC) signal as a request to opt out of the sale or sharing of personal information. Because the Site does not sell or share personal information for advertising, a GPC signal keeps advertising off; optional analytics still follow your own choice.

Your choices and rights

You can review or change your analytics choice at any time with Privacy Choices in the Site footer. Choosing “Do not allow” stops future analytics collection and removes analytics cookies this Site set in your browser, where your browser allows it. It cannot recall data already sent. You can also clear site data in your browser settings.

California residents may ask to know, correct or delete personal information we hold about them, and will not be discriminated against for doing so. We may need to verify a request, and an authorized agent may make a request on your behalf.

Retention

Hosting request data is kept by our hosting provider under its standard log retention. Google Analytics data is kept according to the data-retention setting of our Google Analytics property. Messages are kept only as long as needed to respond and to keep a record of privacy requests.

Security, children and other websites

The Site is served only over HTTPS; no method of transmission or storage is completely secure. The Site is not directed to children under 16, and we do not knowingly collect their personal information. Links to government agencies, NMLS Consumer Access and other websites lead to services with their own privacy practices.

Changes and contact

We will post any update to this policy on this page with a new date. For questions or privacy requests, call (949) 579-2057 or see the Contact page.
